Eligibility: Primary guest must be 18+ and capable of forming a binding contract.
How to book: Website/OTA/WhatsApp or by contacting us directly. A booking is confirmed only after we send a written confirmation (email/WhatsApp) and receive the required advance.
Advance & balance:
Advance: 100% at the time of booking (non-refundable unless stated under Cancellation).
Payment modes: UPI, cards, netbanking, Razorpay, bank transfer, or cash where permitted. Payment gateway convenience fees (if any) are non-refundable.
Prices are dynamic and may change without notice until your booking is confirmed.
GST and applicable local taxes/cesses are charged as per law.
Any extra person, extra bedding, early check-in/late check-out, special requests, or amenity fees are additional.
Standard timings: Check-in [14:00], Check-out [10:00] (IST).
Government ID: All adult guests must present a valid Govt-issued photo ID at check-in. Foreign nationals must present passport & valid visa. Copies may be retained as per law.
Failure to comply may lead to denial of entry with no refund.
To ensure a safe and pleasant stay, you agree to comply with house rules displayed on the listing and at the property. Key points:
No parties / loud music after [quiet hours – e.g., 10 PM–7 AM].
Guest limit: Do not exceed booked occupancy without our approval.
Visitors: Prior approval required. Photo ID may be requested.
Smoking: [Allowed only in designated outdoor areas / Strictly non-smoking indoors].
Alcohol/contraband: Follow Indian law; illegal substances are prohibited.
Pool & outdoor areas: Use at your own risk; children must be supervised at all times. No lifeguard on duty.
Damage & loss: You are liable for any damage, missing items, deep cleaning, pest control, or service disruption caused by you or your visitors. We may adjust this from your deposit or charge your payment method.
Guest cancellation:
Free cancellation until 7 days before check-in → full refund of advance.
Within 7 days or no-show → no refund.
Date changes: Subject to availability and fare difference, permitted until [X days] before check-in; otherwise treated as a cancellation.
Early departure / unused nights: Non-refundable.

We may cancel, modify, or relocate a booking due to safety issues, maintenance, overbooking, regulatory actions, force majeure, or non-payment. We’ll attempt comparable accommodation or refund affected nights as our maximum liability.
Routine/urgent maintenance, gardening, pest control, or utility work may occur during your stay. We’ll minimize disruption where possible. Tampering with utilities, routers, CCTV (if any), smoke detectors, or pool systems is prohibited.
Wi-Fi and utilities are provided on a best-effort basis. Speed, uptime, and coverage are not guaranteed. Outages due to third-party providers or local conditions do not qualify for refunds.
To the maximum extent permitted by law:
We are not liable for loss of profit, data, or indirect/special damages.
Your belongings are your responsibility. Please use locks and keep valuables secure.
Activities such as pool use, terrace access, BBQs, kitchen use, cycling, beaches, etc. are at your own risk.
Our total liability is limited to the amount you paid for the affected nights.
Illegal activities, commercial shoots/events without written approval, subletting, or misrepresentation of guest identity/intent are prohibited. Breach may lead to immediate eviction without refund and may invite legal action.
We may sync inventory/prices with OTAs or channel managers (e.g., RentalWise) and use payment gateways (e.g., Razorpay). If there’s a conflict between OTA terms and these Terms, the stricter applicable rule may apply to protect the property and safety.
Please report issues within 2 hours of check-in (or discovery) so we can help. Delayed reporting may limit remedies.
We aren’t responsible for events beyond our control (natural disasters, extreme weather, public health advisories, strikes, outages, government orders, etc.).
Use of our Services is also governed by our Privacy Policy (see below).
Governing law: Laws of India.
Jurisdiction: Courts at [Chennai / Puducherry / City], India.

We may update these Terms. Continued use constitutes acceptance. The “Last updated” date shows the current version.
